What PAT testing is — and what it isn't
PAT (portable appliance testing) checks anything that plugs in: kettles, lamps, washing machines, extension leads, the office microwave. Each item gets a visual inspection, an electrical test, a pass or fail label, and a line in a written record. It does not cover the fixed wiring — sockets, circuits and the fuseboard are the EICR's job. Landlords need both.
If you let property in Scotland, the Repairing Standard requires any appliances you supply to be safe — and a PAT record is how you evidence that, typically renewed annually. Tenants' own appliances are their responsibility, not yours. For workplaces, the duty comes from the Electricity at Work Regulations: testing is risk-based, so a drill on a building site needs checking far more often than a monitor in an office — we'll set an honest interval rather than a blanket "everything, every year".
Failed items aren't drama. Most failures are a damaged plug, the wrong fuse or a worn flex — often repairable on the spot. Anything genuinely unsafe is labelled as failed and explained — and because it legally can't stay in use, we cut the plug off so nobody can use it by mistake.

PAT testing questions, answered
Is PAT testing a legal requirement?
The law requires appliances to be safe — for Scottish landlords under the Repairing Standard, for employers under the Electricity at Work Regulations. Neither names "PAT testing", but a test record is the accepted way to prove you've met the duty, and it's what agents, insurers and inspectors ask to see.
How often should it be done?
It's risk-based. Rentals are typically tested annually, often alongside other checks. Offices can justify longer intervals for low-risk kit; site tools need much shorter ones. We'll recommend an interval per item type and print it on the label.
What counts as a portable appliance?
Anything with a plug: kettles, toasters, lamps, TVs, washing machines, fridges, extension leads and chargers. Fixed equipment wired straight into the wall (showers, hobs, storage heaters) belongs to the EICR instead.
Do tenants' own appliances need testing?
No — your duty covers what you supply with the tenancy. Anything the tenant brings is theirs. If we're on site anyway and they'd like their own items tested, that can be added to the same visit.
What happens to items that fail?
They're labelled as failed and listed in the record with the reason. Many failures — wrong fuse, damaged plug — are fixed on the spot for the cost of the part. Anything beyond repair legally has to come out of use, so we cut the plug off and explain why.
Can you do it with the EICR?
Yes — that's the point of the landlord bundle: EICR, PAT and the alarm check in one visit, one access arrangement with your tenant, and all the certificates together.
